Yep, it’s that time of year again. Time to think about what you need to do if you are going to sell your home in the spring. Here are the three Ps of advice that we give to anyone that asks us about New Orleans home selling.
You need to be ready to have people traipsing through your house, so that means cleaning, decluttering and maximizing your curb appeal. Preparing may be more than just a weekend job, especially if you need to do any repairs, painting or staging. Don’t laugh this off as the same old real estate advice either, because if you’d heard the things we’ve heard buyers say about homes that weren’t clean enough or appealing enough, you’d realize how important this is.
We recommend that home sellers get a pre-inspection done on their house for a couple of reasons.
- It allows you to discover any hidden defects that might be deal killers for buyers and address them ahead of time
- Taking care of repairs before a house is listed means that there will be less negotiation during the inspection period
The most important of the 3 Ps, pricing is the ultimate tool for getting your home sold. Take a hard look at what other homes in your neighborhood are listed and selling for. What upgrades do they have? What concessions were given to the buyers to get the deal done?
