Covering less than 1/4 of a square mile, the Black Pearl New Orleans neighborhood sits Uptown, right between St. Charles Avenue and the river. Near Audubon Park and bounded by the St. Charles streetcar line, it’s just before the river bend, which is home to a number of restaurants, shops and bars. The most common architecture found in the Black Pearl neighborhood are raised cottages and camelbacks, condos and a smattering of Victorians thrown in for good measure. Most, but not all, homes have off street parking in the form of driveways. Don’t expect a garage on any but the most luxurious of homes in the area. Located in a preferred flood zone, the average home has 3 bedrooms, 2.5 baths and around 1,800 square feet of living area and an 2016 average sale price of almost $500,000.
Narrow (25-35 feet wide), deep lots are the norm, although occasionally you’ll find a home that sits on a double lot, allowing for a larger house and yard. Many of the homes have had renovations and updates that belie the historic exteriors.
