Tucked into the larger University area of Uptown New Orleans, Marlyville and Fontainebleau are majority homeowner neighborhoods. Some of the large homes have been converted into condos, but the most popular architecture includes raised cottages with an Arts & Crafts influence and raised basement homes.
Typical homes have 3 bedrooms, 1 or 2 baths, and around 2,000 square feet of living area. That doesn’t mean that you won’t find small condos or large, luxury properties, though. Versailles Boulevard has an amazing collection of large homes that sit on larger than average lots for the area. Most houses have off-street parking in driveways, but garages are rarely found here.
On the Carrollton edge of the neighborhood, the St. Charles streetcar line provides easy access to public transportation.

On the upper edge of the neighborhood, you’ll also find Palmer Park, a 5.6 acre park with plenty of trees, grassy space, and a playground.
