Prior to the 1980s, after the World’s Fair left behind a Warehouse District ripe for development, condos were few and far between in New Orleans. But the recent trend of moving back to city centers has resulted in a much bigger selection of condos not just downtown, but across the parish.
Something that condo buyers need to take into account are the monthly New Orleans condo fees attached to a property and what those fees pay for.
Typically, condo fees cover exterior maintenance, property insurance and landscaping. If the roof is damaged, it’s covered. If the building needs to be repainted, it’s covered. But anything above and beyond these basics often comes with a higher monthly price tag.
In some developments, you’ll find doormen, pools, gyms, concierge services and, sometimes, even parking. Want to drive right into the building? Have someone deliver your packages to your door? Join in on an on-site happy hour with your neighbors? These are the types of perks that can add up in the amount charged by the condo association that provides them.
Your budget will ultimately determine what kind of extras you can expect to find in a unit, so talk to your lender when qualifying for a mortgage to determine what flexibility you have in choosing a development that might have higher monthly fees.
