A hot market is when consumers and other agents can get a good feel for which agents are excellent at their real estate marketing and which ones do just enough to get by.

Well, it sure doesn’t get much hotter than the market we are dealing with in 2021. Multiple offers, over asking bids, and waiving of contingencies have become the norm in most price points. 

What has sadly also become the norm is that the average agent is simply having photos taken and not going the extra mile for their listings because it’s likely that the house will be under contract in a matter of days if not hours. 

Don’t be shortsighted

The market is going to shift – it always does. And when sticking a sign in the yard and putting a few photos on the MLS doesn’t cut it anymore, sellers are going to be searching for agents that know the ins and outs of real estate marketing in any market, not just a hot one. 

Real estate marketing is your resume

When a potential seller googles your name and starts looking through how you market your listings, are your efforts going to stand out or will they look the same as everyone else’s?

Professional photos are no longer a luxury, they are a requirement. But beyond that, what else are you doing? 

Here are some other ways your marketing can stand out in the eyes of a potential seller:

  • Include floor plans with all of your listings
  • Have a 3D tour of the property
  • Create a walkthrough video of the home
  • Build a single property site that allows you to pull all of the marketing for one property together in one place and tell a story far beyond the character limitations of the MLS

After you’ve done all of this, you’ve gotta get it out there in the world. Share on your social media platforms. Include real estate marketing examples on the bio page of your website. Add listings to your Google business page. These online examples of your marketing will be the things that catch the eye of a seller and get your foot in the door for that listing appointment. 

Don’t blow a hot market. It’s your time to let your marketing shine.
