Choosing a Title Company
A couple of our agents have had really poor closing experiences recently. Normally, we help our clients with choosing a title company. We deal with some great local title companies, where the staff is well versed in how to research titles, read abstracts, and communicate with agents and lenders to get the act of sale done according to the terms of the purchase agreement.
But then there are buyers who choose to work with a friend who is an attorney. But not a real estate attorney. I won’t even begin to list the things that can go wrong when you put a specialized service in the hands of someone who does not spend their days reviewing titles and abstracts.
Suffice to say, there have been multiple delays in these closings.
Not because the buyer and seller weren’t prepared to close. Not because the lender wasn’t prepared to fund the mortgage. Only because the attorney friend didn’t know how to get everything done in accordance with the terms of the contract and get the title insurance issued.
We encourage you to shop title company rates. We don’t encourage you to think that cheaper is always better.
