Over the last few months, we’ve run across several folks selling a home on their own (For Sale by Owner or FSBO).
That’s cool if you can make it work. You’ll save money on a listing agent while you’ll spend your own time and money on marketing and showings. For some people, it’s an excellent decision.
But, you need to remember that the disclosure requirements in Louisiana apply to you as well and most of the FSBO people we’ve talked to were unaware of this fact.
What disclosures do you need?
With very few exceptions, you must complete a property disclosure form and provide it to the buyer(s). Unless you are selling to family, you are more than likely not exempt.

If your home was built before 1978, you’ll also need to supply a federally required lead based paint disclosure.
