Looking at the 5 year trend of sales in Bent Tree Estates, 2015 was a good year for home sellers, with 20 homes sold. This is the highest number of annual sales we’ve seen since 2008.
During the first quarter of this year, there have already been 6 homes sold, so the neighborhood is on track to meet, if not exceed, last year’s sales volume.
Sold Price Trends
While the number of sales was up in 2015, average sold prices were down to $165,643. The highest volume of sales were in the $150,000-$200,000 price range, with the under $150,000 bracket coming in second. Don’t worry if you’re on the higher end in the neighborhood though, because 5 homes sold for more than $200,000.

As more new construction is completed, expect to see these averages go up.
Days to Sell
Homes sold faster in 2015 than in any year since 2010, at an average of 70 days on market. Some of this can be attributed to the lower average sale price, since lower priced homes typically sell faster.
